Now that spring has sprung and it’s that time of year when the “To Do” lists are being filled out and checked off, it is a good time to take care of annual maintenance and cleaning for your Par-Kut security guardhouse or parking booth. The rigors of this past winter along with daily use and exposure to the elements can lead to deterioration of the weather stripping, window seals, caulking, roof coating, and your door hardware. We suggest that your security buildings or attendant shelters be cleaned and rinsed at least once every year, particularly in climates where salt is used for deicing. This will help offset the corrosive effects of salt. So also does installation of your guard booth on a raised slab, versus flush to concrete or recessed. If the booth has to be recessed, please figure to install a French drain or other system that will remove water from the pocket beneath the booth.
Now that the weather is nice and you have plenty of day light, check the weather stripping on your hinged and/or sliding doors as well as any sliding windows there might be within the building. Par-Kut can provide you with replacement materials as well as provide tips for installation. You should also make sure all rolling door and sliding window tracks and hardware are clean of dirt and debris that can prematurely wear them out. If the trollies or wheels need to be replaced, the service department at Par-Kut can assist!
Check the roof top of your Par-Kut portable steel building. If the standard Par-Kut flat roof is over ten years old, it should be re-coated. Also, check to make sure that no penetrations have been made in the roof surface by workers installing site utilities such as phone lines. If this has been done, caulk! And, while up on the roof, make sure the roof drains are clear to assure rain water run off and prevent ponding.
Checking on the operability of air conditioners going into summer is a good idea, too. Make sure the filters are clean. A dirty filter can cause the unit to freeze up, and run rough or not at all. If a roof top or through wall a/c unit has been damaged beyond repair, Par-Kut can provide you with a new one. Troubleshooting assistance can be provided, too. Sometimes all it takes is to find a reset button or trip a circuit breaker!
For any communications with the Par-Kut parts and service department, please have the booth’s serial number handy. It is a four or five digit number, beginning with the year the unit was built. It can be found stamped on a black metal plate about the size of a 3″ x 5″ card with our name and address on it.
